Buying and selling property - which is usually your own home - can be very stressful for many people. That is why we do our best to make every transaction as stress-free as possible. For each step of the process, we keep you informed and advise you, so that there are no unwanted surprises, and you are not left in the dark.
At the outset on a sale and a purchase, we supply you with a printed sheet of details to include searches, mortgage offer, exchanges, draw downs, completion dates, stamping and registration at the Land Registry and at each step in the process, you will be informed that you can make your own personal note on the information sheet provided by us so that you can ascertain the exact position that you are actually at on the sale and purchase.
Our communication with you will be by post unless specifically requested by you, by e-mail, and we will also supply you with text messages at certain times during the procedure.
We are on-line conveyancers, operating with Land Registry Direct and linked to several sales web sites, which we feel is the right move for all our Clients, which means that the transactions proceed at the quickest pace that is possible.
Home Information Pack (HIP)
Available to clients at £250.00 (incl. of vat).
From the 1st August 2007 you must have a "Home Information Pack" (HIP) in place even before you can put up a "For Sale" board at your property. The Government may impose financial penalties if you do not comply.
Let us deal with this requirement for you as we are HIPS providers.
The HIP we obtain for you is "yours" and this means that you can negotiate with whichever selling agent you wish to instruct - and if you instruct another selling agent you can "take the pack with you".
